New Building Delivery: Constructed, Commissioned, Warrantied…. and Inefficient

A state university engineer once stated, “I buy a control system to deliver comfort in each space, at the lowest energy cost, and I don’t want my maintenance people to have to dink with it.” But this isn’t what gets delivered from new construction or major renovation projects. A nearly universal adage from O&M staffs is, “Can’t wait for this building to be off warranty so we can fix it.”

We’ll share a case study of a new state hospital facility, and what was learned about the operations of brand new buildings. We will give examples of things that can be done during design, construction, commissioning, and warranty to deliver more efficient buildings.

Kevin Fuller is the Executive Vice President of Interval Data Systems.  He has been a core team member throughout the implementation and ongoing operations of Kentucky's CEMCS, as well as working with higher-ed institutions in several other states.
