Within DES, the Real Estate Services Division (RES) provides real estate services for state agencies, boards and commissions, and some higher educational institutions. These services include acquiring leased space, renewal of existing leases, and acquisition and disposal of state-owned properties.

Who we are looking for: 
RES is hiring a new  Architect 2, an experienced professional  responsible for managing the design process for leased state facilities to ensure agency requirements are met. This includes new space projects, additions to existing space, and all phases of remodeling and repair.   The ideal candidate will be  knowledgeable of the theory and principles of architectural design and construction. You will be proficient in Computer Aided Design software such as AutoCAD or REVIT.  Additionally, you will understand and possess knowledge of  construction documents including drawings, specifications, and construction contract procedures. 

In this role, you will support the mission of Real Estate Services by providing safe and secure leased facilities for our client agencies through effective project management.  As an Architect 2, you will coordinate with local and headquarters managers and staff, other agencies and jurisdictions, and property owners or their agents to ensure the facilities leased for use by the state meet program needs and use public resources effectively and efficiently.  The scope of the work involves performing a wide range of architectural work in terms of project programming, design, budgeting, scheduling and coordination and construction oversight.

Some of what you will enjoy doing:

  • Facilitating programming and planning of client space in coordination with agency representatives, and in alignment with OFM Modified Pre-Design approval.
  • Utilizing CAD to produce designs, ensuring compliance with OFM’s Space Use Guidelines, state statues, all applicable building codes, and the Americans with Disabilities (ADA).
  • Providing professional review of plans and specifications from other program staff and from agency planning staff; evaluating code compliance of existing spaces and proposed designs.
  • Developing project schedules; communicating with agency representatives, RES management, leasing agents and building owners about critical timeline issues.
  • Reviewing building plans and specifications provided by the building owner or developer’s architect/engineer to ensure compliance with state-approved plans and specifications for the design project.
  • Conducting and/or evaluating cost estimating of construction based on programming and design.
  • Administering construction of new space and tenant improvement alterations.
  • Reviewing construction work schedule, monitoring critical path items to assure timely project delivery.
  • Working with the Lessor, their architect and contractor to address construction issues.
  • Coordinating any tenant improvement or special equipment needs as required by client agency.
  • Monitoring construction progress to ensure compliance with state approved plans and specifications. 
  • Reviewing change order requests and facilitating approvals.
  • Processing and approving applications for payment.
  • Performing punch list inspections with follow up review to determine substantial and final completion.
  • Issuing authority to pay to agency for tenant improvement projects.
  • Participating in market search and request for proposal processes for leased state facilities.
  • Meeting with agency representatives and assists in the development of client-specific space requirements.
  • Evaluating proposed property, including topography, site access, and suitability to program function.
  • Evaluating proposed space for compatibility to client’s requirements and operations.

Note:   This position has been designated as  essential  under the DES Comprehensive Emergency Management Plan. It requires familiarity with the local emergency management plan.  During a recognized emergency, the duties of this position may be different from normal duties. They will be temporary in nature. They will last only as long as necessary to resume normal operations.



Required Qualifications:

  • A Bachelor’s or Master’s degree involving major study in architecture, engineering or closely allied field AND
  • Registration as an architect in Washington State or in a state having reciprocity; AND
  • Four (4) years of experience as an architect subsequent to registration .

Required Knowledge, Skills, and Abilities:
  • Experience with current version and proficiency equal to 20 hours per week over the most recent 2-year period using Computer Aided Design software such as AutoCAD or REVIT.
  • Proficiency in Microsoft Office including Word, Excel, and Adobe Acrobat Pro.
  • Knowledge of construction documents including drawings, specifications, and construction contract procedures.
  • Knowledge of theory and principles of architectural design and construction. Emphasis on programming, planning, design, building codes, cost estimating, and construction of commercial buildings.
  • Knowledge of current building materials and systems.
